The Challenge
The Greenland Centre in Sydney is the tallest residential tower in the city, rising 67 storeys above Bathurst Street. Its signature King Penthouse, valued at over $30 million, required bespoke skylight solutions that combined architectural impact with technical performance.
The skylights needed to:
- Deliver natural light into the penthouse’s multi-level atrium.
- Integrate seamlessly with internal shading and home automation systems.
- Meet structural and compliance requirements for a high-rise environment, including fire engineering constraints.
The Solution
Skyspan supplied and installed a suite of custom-engineered double-glazed skylights, tailored to the unique geometry of the penthouse roof slab penetrations. Key elements included:

- Laminated toughened double-glazing to AS1288.
- Argon-filled cavity for improved thermal performance.
- Powder-coated aluminium frames, colour-matched to the architect’s specifications.
- Integrated Blinds
- Motorised roller blinds with tensioned blockout fabric.
- Somfy RTS motors with remote control, home automation-ready.
- Custom blind frames integrated within the skylight hobs.
- Fire Compliance
- Approved performance solution allowed sprinklers to be omitted directly beneath skylights, with adjacent coverage ensuring protection.
The Outcome
The skylights transformed the King Penthouse atrium into a light-filled architectural feature, delivering both drama and liveability. The integration of automated blinds provided residents with complete control over light and privacy, while discreet detailing ensured a seamless finish.
